What do we do?  The answer is, "what do you need?".  Our approach is simple:  we have built a "tool box" for location-based research and marketing.  Our "tool box" has been built around problem-solving, and includes research and analysis software, various data (including demographics, retailers, property ownerships, bank and restaurant sales data, etc), marketing software, and development application platforms. 

Here are a couple of different examples:

Developer:
Problem: Developer "X" has a shopping center and needs a marketing piece to send to the targeted anchor tenants.

Solution:  The first step is understanding the targeted retailers.  Who are their core customers?  Where are they now?  Are they in the trade area?, or when will they be in the trade area?  What is a realistic trade area?  These are answers that either the developer has, or needs us to find. Either way, it's not a problem. Once these questions are answered, we can begin building the marketing collateral to meet Developer "X"'s needs.  Whether the need is a poster-sized aerial, a complete marketing package, or even simply creating an actual site plan from the hand-drawn napkin plan, we have it covered.


Broker:
Problem: Broker "Z" is representing a land owner who is trying to ground-lease a site to a bank.  Who should be targeted?  Why?  How can we actually sell the merits of the site?

Solution: If market position is critical, then why not sit down and perform a geographic-based what-if analysis? For this case, we utilized an internally-developed bank database that contains over a decade of deposit history.  We can build a marketing piece that demonstrates the direction a trade area is heading, the distances to sister sites, as well as the market potential (through the use of demographics, business counts, traffic counts, etc).


Retailer:
Problem:  Restaurant "A" has 18 locations in the area, but believes opportunity exists for 5-10 more restaurants.  The real estate team has an idea who the core customer is, but really isn't sure how to apply that data to the problem at hand: identifying the 5-10 best opportunities in a market that has over 30 options.  With limited capital, there is little room for error.

Solution:  The approach is simple:  how far are you willing to go to get the answers you want?  And while that sounds like a loaded question, it's not.  The truth is, if you need a simple demographic analysis and simple prediction model, then we have your solution.  If your desired prediction model requires an in-depth lifestyle and consumption survey, multi-variate regression analysis, all neatly wrapped in a customized software solution, we can also solve your problem.
